Upgrading While Rebuilding: How to Turn a Disaster Into an Opportunity

Rebuilding a home after water, fire, or storm damage involves removing and replacing materials that were damaged in the event. The walls are open. The flooring is out. The kitchen or bathroom that was affected requires new fixtures and finishes. This reconstruction scope creates an opportunity that rarely exists in a home that has not been damaged: the chance to upgrade materials, change layouts, and improve systems that would normally require significant additional demolition cost to access.

The Upgrade Opportunity Within the Restoration Scope

Restoration work replaces what was damaged with materials of like kind and quality. This is the insurance standard and is appropriate for the base restoration. However, the work that creates access to the damaged materials creates the same access that a remodel would require. A kitchen damaged by a water loss has the same open walls, removed cabinetry, and exposed plumbing that a kitchen remodel would need as its starting point. The difference is that the restoration work has already paid for the demolition.

Property owners who choose to upgrade within an open restoration scope pay only for the difference between the insurance-standard replacement and the upgraded selection. The labor to install new cabinetry costs the same whether it is standard replacement cabinetry or a custom upgrade. The cost difference is only in the materials. Dwyer Restoration’s remodeling services operate alongside the restoration scope for property owners in San Antonio and the Hill Country who want to combine the restoration replacement with meaningful improvements.

What Can Be Upgraded Within a Restoration Scope

Kitchen cabinetry replaced after a water or fire loss can be upgraded to a different layout, higher-quality materials, or additional storage features at the material cost difference. Flooring replaced after water damage can be changed from carpet to hardwood, from dated tile to contemporary LVP, or from a lower grade to a higher grade of the same material type.

Bathroom fixtures replaced after a water loss can be upgraded to current plumbing specifications, higher-efficiency toilets and faucets, or a completely redesigned layout if the scope of the damage provides access to the plumbing rough-in. HVAC systems that were affected by fire or water damage and require replacement can be upgraded to more efficient equipment, a different system configuration, or a zoned system at the replacement cost difference.

What the Insurance Claim Covers and What Upgrade Costs Are Out of Pocket

The insurance claim covers like-kind-and-quality replacement of what was damaged. The property owner pays the difference between the insurance-covered standard replacement and the upgraded selection. This out-of-pocket cost for upgrades is typically significantly less than the cost of the same upgrade as a standalone remodel project because the demolition, access, and much of the labor is already covered.

The insurance documentation must clearly separate the covered restoration scope from the upgrade cost to avoid disputes with the adjuster about what is included in the covered loss. A restoration company with remodeling experience prepares this documentation accurately from the start, preventing post-project disputes about what was covered versus what was an elected upgrade.

Custom Cabinetry During Restoration

One of the most impactful upgrades available during a kitchen or bathroom restoration is custom cabinetry. Dwyer Restoration’s custom cabinetry capability means this upgrade is available within the same company and same project rather than requiring a separate vendor engagement after restoration is complete. Custom cabinetry built to the specific dimensions of the kitchen or bathroom produces results that standard replacement cabinetry cannot match, and combining it with the restoration scope eliminates the scheduling and coordination complexity of a two-vendor project.

White Glove Service for High-Value Properties

For property owners in Alamo Heights, Stone Oak, and other higher-value San Antonio neighborhoods, Dwyer Restoration offers white glove services that combine premium restoration with concierge project management. Material selections are presented with professional design guidance. Schedules are coordinated around the property owner’s preferences rather than the contractor’s convenience. The project is managed as a single point of contact from first call through final walkthrough, with the attention to detail that high-value properties and their owners expect.

Frequently Asked Questions

Q: Can I upgrade my kitchen while it is being rebuilt after water damage?

A: Yes. The reconstruction scope that follows a water or fire damage event creates the same access that a standalone remodel would require. The demolition is already completed as part of the damage remediation. Property owners who choose upgrades during restoration pay only the material cost difference between the insurance-covered standard replacement and the upgraded selection, which is significantly less than the cost of the same upgrade as a standalone project.

Q: Does insurance cover upgraded materials during restoration?

A: Insurance covers like-kind-and-quality replacement of what was damaged. Upgraded materials beyond the standard replacement are an out-of-pocket cost for the property owner. The insurance documentation separates the covered scope from the upgrade cost, and the adjuster approves the covered portion while the property owner pays the difference for any elected upgrades.

Q: What is the best upgrade to make during a kitchen water damage restoration?

A: The highest-impact upgrades during a kitchen restoration are cabinetry, countertops, and flooring because all three require the access that the restoration demolition creates. Upgrading cabinetry layout and quality during restoration produces a functionally and aesthetically improved kitchen at a fraction of the cost of a standalone kitchen remodel, because the existing cabinetry removal and disposal is already covered by the restoration scope.

Q: What is white glove restoration service?

A: White glove restoration combines professional property restoration with premium project management, design guidance for material selections, concierge scheduling, and single point of contact management from start to finish. It is designed for property owners who expect the restoration of a significant loss to be managed with the same care and attention as a high-end renovation project rather than as a standard insurance repair.

When there is construction, I believe some hiccups are to be expected. Dan Dwyer himself came out to access the situation after a breakdown in communication with my builder occurred and we were able to come to a solution quickly. In the end, I must say Dwyer restoration EXCEEDED my expectations and I couldn't be happier! THANK YOU MARIO AND DAN!

Dan and his entire crew were amazing. There were some hiccups along the way (had to change project managers part way through which was out of anyone’s hands). Our new project manager Edward was awesome. The one issue we had was with the subcontractor painting company. Dwyer built us beautiful new cabinets and to this day the paint job is what I would call “satisfactory.” In the end it was quite clear these painters were only going to do enough for a satisfactory job and that is where we left it because we didn’t want to have them come back for a 9th (literally) time. Dan Dwyer and Edward pushed hard to get them to fix things even going as far as to sit here and supervise while they worked. In the end the painters were just lazy and you can’t really fix that. The lesson here is absolutely use Dwyer Restoration. They are prompt, kind, fair, hardworking people and we would use them again in a heartbeat. Their internal survey got an 8/10 overall because of these painters but I do believe deserve a 5 star rating on here because they deserve your business and will not do you wrong. The second lesson is DO NOT use Carnival Painting if you actually want a quality paint job.

I recently had the pleasure of working with Dwyer Restoration to address significant water damage and mold issues in my home. From start to finish, the experience was exceptional, and I couldn't be more satisfied with their service.

From the moment I contacted them, the team at Dwyer Restoration was responsive and professional. They arrived promptly for the initial assessment, thoroughly inspected the damage, and provided a clear and detailed schedule to address the issues.

The remediation work was carried out efficiently and meticulously. Their team also took great care to protect the unaffected areas of my home. I was particularly impressed with their attention to detail and commitment to quality. My cabinets were needing to be rebuilt, all drywall at the kitchen peninsula was replaced, textured, painted and caulked better than it had been previously when the home was new.

I highly recommend their services. Their professionalism, expertise, and dedication to customer satisfaction make them the best choice for home remediation needs.

We hired Dwyer to do a full kitchen remodel after consulting with a number of local remodel and restoration companies. Their bid was comprehensive and detailed (almost a little overwhelming). They were quick to answer questions and turn the bid back around with adjustments.

The trade workers were competent and always polite. There were a few bumps as I would have expected with any major project. Dwyer responded to each concern in a timely and fair manner. In the end we were very happy with the result and would be willing to use them again.

Some details about the project:
* removed a load-bearing column and replaced with a LVL span. This required adjusting plumbing, electrical and HVAC around the area, as well as working with the city and a structural engineer for approval.
* replaced 4' fluorescent bulb lighting with recessed LEDs.
* custom cabinets (amazing work on this!) and new counters. This included converting the kitchen island into a peninsula.
* rebuild pantry with a slightly different footprint to better utilize space.

The majority of the work was done over about 60 days, with touch-ups and adjustments going on about a month longer.

My neighbor ran his car through my house in December 2019. The entire left side of my house was a huge hole and destroyed. Dwyer Restoration was recommended as the "disaster specialists". I am SO GLAD I hired them out of the 7 others I had come out to give me bids. They were the absolute BEST in the business to work with. I found them to be exceptional in 3 areas specifically:
1. Communication
2. Professionalism
3. Cleanliness
There will always be bumps along the way with ANY restoration/renovation. The key is, to work with people that DO THE RIGHT THING. Dwyer ALWAYS came through no matter what and did the right thing. They handled every detail of my renovation as if it was their house and what they would want done.
Dan Dwyer held my hand throughout the entire insurance process daily and we were able to get things agreed upon due to this.
Mark Brown was my project manager and did a phenomenal job with scheduling and being there every time I called. He was a pleasure to work with and made everything seem so seamless.
Guido Krumm was the German Carpenter that did most of the work on my house. He was also a pleasure to work with. I fell blessed to have had such a knowledgeable and trustworthy person doing the work on my house.
I will ONLY hire Dwyer Restoration in the future for all of my renovation needs. I HIGHLY recommend them for your next project or disaster.
