What an Attic Water Heater Leak Does to a San Antonio Home

A lot of homes around San Antonio were built with the water heater up in the attic. Builders did it to save floor space in slab homes, and for years nobody gives it a second thought. Then one afternoon a brown ring shows up on the hallway ceiling, or water starts dripping out of a light fixture, and the tank that has been quietly doing its job for a decade becomes the most important thing in the house.

We have walked into a lot of these jobs. An attic leak caught early is usually very manageable. The trouble is that attic leaks are rarely caught early, because nobody goes up there. Here is what actually happens when that tank lets go, what to do in the first hour, and how to tell whether you are looking at a quick fix or a real restoration project.

Why Attic Water Heaters Fail the Way They Do

Most tank water heaters last somewhere between 8 and 12 years. In an attic, they live in the harshest spot in the house. On a July afternoon, attic temperatures here can climb well past 130 degrees. Add hard water leaving mineral scale in the bottom of the tank, and the lining wears out faster than most people expect.

When a tank fails, it usually happens in one of three ways. The first is a slow weep from a seam or fitting that drips for weeks before anyone notices. The second is the temperature and pressure relief valve opening and discharging water, which is often a sign of a bigger problem with the heater. The third is a full rupture, where the tank splits and dumps everything at once.

That last one is the worst, and here is why. A 50-gallon tank does not just release 50 gallons. As long as the cold water supply stays open, the heater keeps refilling and keeps leaking. We have seen a single failure put several hundred gallons into a ceiling before the homeowner got home from work.

The Drain Pan Is Not a Guarantee

Attic water heaters are supposed to sit in a drain pan piped to the outside or to a drain. It is a good safeguard, and it catches a lot of small leaks. But pans fail more often than people think. The drain line clogs with dust, debris, or wasp nests. The plastic cracks after years of attic heat. And a full rupture can simply overwhelm the pan and the line at the same time.

Once water gets past the pan, it has nowhere to go but down.

Where the Water Goes Next

The first thing it hits is insulation. Blown-in insulation soaks up water like a sponge and holds it right against the top of your ceiling drywall. Drywall is not built to carry that kind of weight. It softens, sags, and eventually gives way, sometimes all at once.

Water also travels. It runs along ceiling joists and pools in low spots, so the stain you see might be two rooms away from the heater. It finds its way into recessed lights, ceiling fans, and smoke detectors, which is a real electrical hazard. And it follows the framing down into the walls, soaking the drywall, the baseboards, and eventually the flooring. In a single-story slab home, an attic leak can end up wetting carpet pad, laminate, or wood floors on the ground level.

What to Do in the First Hour

  1. Shut off the water. The cold water supply valve is usually on top of the heater. If you cannot reach it safely, shut off the main water valve to the house.
  2. Cut the power or gas. Flip the breaker for an electric heater. For gas, turn the gas valve on the unit to off.
  3. Kill power to affected rooms. If water is near light fixtures or ceiling fans, turn off those breakers at the panel.
  4. Stay out from under sagging ceilings. Keep kids and pets out of the room and set a bucket or tarp down, but do not poke it or stand under it.
  5. Be careful in the attic. Only step on joists. Wet drywall will not hold your weight.
  6. Take photos and video. Capture the heater, the pan, the ceiling, and any damage below for your insurance adjuster.

Then call a restoration team. The sooner drying equipment is running, the more of your home can be saved rather than replaced.

What Restoration Actually Looks Like

A proper water damage job starts with finding every place the water went, not just the places you can see. We use moisture meters and thermal imaging to trace the water through the ceiling, into the walls, and down to the floor.

Soaked insulation almost always has to come out. Once it is wet, it compacts and loses most of its value, and leaving it in place keeps moisture pressed against the drywall. Ceiling sections that have sagged or softened get removed. Walls may need flood cuts at the bottom if water ran down inside them.

After that, it is a drying job. Air movers and dehumidifiers run continuously, and the moisture readings get checked every day until the materials are back to normal levels. Most attic leak jobs dry out in three to five days, depending on how long the water sat and how far it spread. You can see how we handle the full process on our water damage restoration services page. Once everything is dry, the residential reconstruction work begins: new insulation, new drywall, texture, paint, and any flooring that could not be saved, all handled by the same team that dried it out.

A Word on Insurance

Many homeowners policies cover sudden and accidental water damage, which is usually how a tank rupture is treated. The water heater itself typically is not covered, since it failed from age and wear. Slow leaks that went on for weeks are where claims get harder, because the insurer may call it a maintenance issue. Good photos and a clear moisture map from your restoration contractor make a real difference in how that conversation goes.

Keeping It From Happening Again

When the heater gets replaced, it is worth asking whether it needs to stay in the attic at all. Some homeowners move to a tankless unit or relocate the heater to the garage. If it stays up there, a few inexpensive upgrades help a lot: a leak sensor with an automatic shutoff valve, a yearly check that the pan drain line is clear, and an annual flush to cut down on sediment.

"Peace of mind" is how I'd sum up my experience with Dan and his staff/crew. From inception to completion (and even post-completion), they do everything possible to ensure that you're 100% satisfied with the results. They're with you every step of the way and tend to any need or concern promptly and with attention to detail. I consider myself very fortunate to have hired them and could not have been happier with the team and their work. Review update: I hired Dwyer again for a 2nd time three years later. I had a drainage issue with the outside of my home that resulted in the guest room and office flooding. Dwyer came out, mitigated and demoed right away to prevent further damage, and scheduled the project in a timely manner to get me taken care of. My project manager, Domingo de Leon, was awesome to work with and really helped bring the best out of a stressful situation with how attentive and responsive he was.

I just got off the phone with my mom who spent at least 45 minutes raving about Alex and Damien. She had a flood at her house and her floors were ruined. During the repair process she had the worst luck and her HVAC developed a leak so the floor repairs couldn't proceed. Alex and Damien volunteered to come back on Saturday, their day off, once her HVAC was repaired. They put in a 10 hour day that day to help her. She's older and wheelchair bound and it was obvious to her that they really, really cared about her situation. We are so thankful for their excellent service. And the floors looks great! Thank you!

We have been incredibly grateful for Dan and his team since the moment we reached out regarding water intrusion issues in our new home. From our very first phone call, we were met with kindness, reassurance, and detailed explanations that immediately put us at ease. Dan and his team were extremely thorough during their inspection, and we quickly received a detailed, line-by-line estimate. We truly appreciated the time and care they put into every aspect of the process. Going through something like this with your home can be overwhelming, but their professionalism, attention to detail, and continued support have made all the difference. The level of communication and support we've received from Dwyer Restoration has been unlike any other experience we've had. We are so thankful for their expertise and would not hesitate to call Dwyer Restoration again for any future projects. Highly recommend!

Dwyer Restoration helped me track down a roof leak that I had been chasing for months. With spray foam insulation in the attic, finding the source was especially difficult, but their team identified the problem areas right away. What stood out was their attention to detail and knowledge of roofing systems. The leaks were caused by subtle flashing issues that several other roofers had missed. They took the time to explain what they found and why it was causing the problem. If you need a company to help diagnose water intrusion issues or handle restoration work, I would highly recommend Dwyer Restoration.

Dan and his entire crew were amazing. There were some hiccups along the way (had to change project managers part way through which was out of anyone’s hands). Our new project manager Edward was awesome. The one issue we had was with the subcontractor painting company. Dwyer built us beautiful new cabinets and to this day the paint job is what I would call “satisfactory.” In the end it was quite clear these painters were only going to do enough for a satisfactory job and that is where we left it because we didn’t want to have them come back for a 9th (literally) time. Dan Dwyer and Edward pushed hard to get them to fix things even going as far as to sit here and supervise while they worked. In the end the painters were just lazy and you can’t really fix that. The lesson here is absolutely use Dwyer Restoration. They are prompt, kind, fair, hardworking people and we would use them again in a heartbeat. Their internal survey got an 8/10 overall because of these painters but I do believe deserve a 5 star rating on here because they deserve your business and will not do you wrong. The second lesson is DO NOT use Carnival Painting if you actually want a quality paint job.

I recently had the pleasure of working with Dwyer Restoration to address significant water damage and mold issues in my home. From start to finish, the experience was exceptional, and I couldn't be more satisfied with their service. From the moment I contacted them, the team at Dwyer Restoration was responsive and professional. They arrived promptly for the initial assessment, thoroughly inspected the damage, and provided a clear and detailed schedule to address the issues. The remediation work was carried out efficiently and meticulously. Their team also took great care to protect the unaffected areas of my home. I was particularly impressed with their attention to detail and commitment to quality. My cabinets were needing to be rebuilt, all drywall at the kitchen peninsula was replaced, textured, painted and caulked better than it had been previously when the home was new. I highly recommend their services. Their professionalism, expertise, and dedication to customer satisfaction make them the best choice for home remediation needs.

We hired Dwyer to do a full kitchen remodel after consulting with a number of local remodel and restoration companies. Their bid was comprehensive and detailed (almost a little overwhelming). They were quick to answer questions and turn the bid back around with adjustments. The trade workers were competent and always polite. There were a few bumps as I would have expected with any major project. Dwyer responded to each concern in a timely and fair manner. In the end we were very happy with the result and would be willing to use them again. Some details about the project: * removed a load-bearing column and replaced with a LVL span. This required adjusting plumbing, electrical and HVAC around the area, as well as working with the city and a structural engineer for approval. * replaced 4' fluorescent bulb lighting with recessed LEDs. * custom cabinets (amazing work on this!) and new counters. This included converting the kitchen island into a peninsula. * rebuild pantry with a slightly different footprint to better utilize space. The majority of the work was done over about 60 days, with touch-ups and adjustments going on about a month longer.

My neighbor ran his car through my house in December 2019. The entire left side of my house was a huge hole and destroyed. Dwyer Restoration was recommended as the "disaster specialists". I am SO GLAD I hired them out of the 7 others I had come out to give me bids. They were the absolute BEST in the business to work with. I found them to be exceptional in 3 areas specifically: 1. Communication 2. Professionalism 3. Cleanliness There will always be bumps along the way with ANY restoration/renovation. The key is, to work with people that DO THE RIGHT THING. Dwyer ALWAYS came through no matter what and did the right thing. They handled every detail of my renovation as if it was their house and what they would want done. Dan Dwyer held my hand throughout the entire insurance process daily and we were able to get things agreed upon due to this. Mark Brown was my project manager and did a phenomenal job with scheduling and being there every time I called. He was a pleasure to work with and made everything seem so seamless. Guido Krumm was the German Carpenter that did most of the work on my house. He was also a pleasure to work with. I fell blessed to have had such a knowledgeable and trustworthy person doing the work on my house. I will ONLY hire Dwyer Restoration in the future for all of my renovation needs. I HIGHLY recommend them for your next project or disaster.
