What Water Under a Slab Foundation Does to a Texas Home

Most water damage in a home is visible. A burst pipe floods the floor. A roof leak stains the ceiling. A broken appliance hose soaks the kitchen. Water under a concrete slab is different. It enters the structure invisibly, migrates through the slab over weeks or months, and produces its first visible signs in flooring that lifts, walls that develop mysterious moisture staining at the base, or mold that appears with no apparent water source. By the time the damage is visible inside the home, the water has often been present under the slab for a significant period.

How Water Gets Under a Slab in San Antonio Area Homes

South Texas homes are almost universally built on concrete slab foundations. The primary water sources under a slab are: plumbing supply lines routed through the slab that develop pinhole leaks from corrosion or joint failures, drain lines under the slab that crack from root intrusion or settlement, and hydrostatic pressure from saturated soil during and after heavy rain events that pushes water up through cracks and control joints in the slab.

The Edwards Plateau limestone geology across the Hill Country creates drainage patterns that concentrate water against foundations during heavy rain events. Soil conditions in the San Antonio metro area include expansive clay that swells when wet and contracts when dry, putting lateral and vertical stress on slab foundations over seasonal moisture cycles. Both of these regional factors make slab water intrusion more common than in other construction markets. Dwyer Restoration’s forensic inspection services specifically address the diagnosis challenge that slab water damage presents, distinguishing plumbing leaks from hydrostatic intrusion from storm drainage issues.

What Progressive Slab Water Damage Looks Like

The first signs of water under a slab are often misidentified. Hardwood flooring that cups, crowns, or develops soft spots with no apparent surface water source. Tile flooring with grout that deteriorates without heavy traffic. Carpet that develops a persistent musty smell despite cleaning. Baseboards and drywall at floor level that show moisture staining without any visible water intrusion from above.

As the water continues to wick up through the slab, the damage footprint expands. Mold establishes in the drywall and insulation at floor level. Subfloor materials above the affected slab area deteriorate. The home’s interior finishes that are in contact with the slab or near it show accelerating damage that does not respond to surface treatment.

Why Slab Water Damage Is Difficult to Detect Early

The slab itself is not a moisture barrier. Concrete is permeable, and water under the slab migrates up through the concrete over time and enters the building envelope at the slab level. The rate of migration depends on the water pressure, the concrete density, and any cracks or joints that provide a more direct path. A slab with water under it does not immediately flood the interior. It slowly wets everything at floor level from below.

Thermal imaging cameras identify temperature differentials on slab surfaces and flooring that indicate moisture movement from below. Calibrated moisture meters measure moisture content in the slab and flooring materials. These tools allow Dwyer Restoration’s water damage restoration teams to map the moisture footprint and identify the source before any demolition or repair begins, which is essential because the repair scope depends entirely on whether the source is a plumbing failure, a drain line failure, or hydrostatic intrusion.

Repair Options for Slab Water Damage

Plumbing supply line failures under a slab are addressed by a licensed plumber before water damage restoration proceeds. Options include slab penetration to access and repair the specific failure, rerouting of the plumbing line above the slab through interior walls and attic space, or whole-house repipe above the slab for homes with pervasive corrosion. The water damage restoration proceeds after the plumbing repair confirms the source is eliminated.

Reconstruction after slab water damage involves flooring replacement, drywall and insulation replacement at the affected base level, mold remediation where mold established in the wet materials, and restoration of any finish work removed during the repair scope. Dwyer Restoration handles the residential reconstruction phase with the same team that managed the mitigation, maintaining continuity of documentation from the damage assessment through the completed rebuild.

Frequently Asked Questions

Q: How do you know if water is under your slab foundation?

A: Flooring that cups, crowns, or develops soft spots with no visible surface water source is the most common early indicator. Tile grout that deteriorates without heavy traffic, musty odor in flooring with no apparent cause, and drywall moisture staining at the base of walls near the slab are other early signs. A professional assessment using thermal imaging and calibrated moisture meters can confirm slab moisture intrusion and map its extent before any demolition begins.

Q: Does insurance cover water damage from a slab leak?

A: Coverage for slab leak water damage depends on the cause. Sudden plumbing failures under the slab are covered under standard homeowner policies as sudden and accidental water events. The water damage to structure and contents is covered. The cost of plumbing repair and slab access may have limited coverage or be subject to exclusions in some policies. Long-term seepage from gradual pipe corrosion or drain line deterioration is typically excluded as a maintenance issue. The distinction between sudden failure and gradual deterioration is often a matter of documentation and professional assessment.

Q: Can flooring be saved after slab water damage?

A: It depends on the flooring type, the water source, and how long the moisture was present. Hardwood flooring that cupped from below-slab moisture can sometimes be refinished after the slab dries if the wood has not permanently distorted. Tile flooring typically requires removal and reinstallation to allow the slab beneath it to be dried. Carpet is usually replaced. Luxury vinyl plank, which is more moisture-resistant than wood or carpet, has the best recovery rate if the moisture is addressed quickly.

Q: How long does it take to dry a slab after a plumbing leak?

A: Concrete drying is slower than wood or drywall drying. A concrete slab that was saturated by a plumbing failure may take two to four weeks to reach acceptable moisture levels with industrial drying equipment running continuously. The timeline depends on the slab thickness, the severity of the saturation, and the ambient conditions. Flooring reinstallation should not proceed until the slab moisture reading confirms dry standard.

"Peace of mind" is how I'd sum up my experience with Dan and his staff/crew. From inception to completion (and even post-completion), they do everything possible to ensure that you're 100% satisfied with the results. They're with you every step of the way and tend to any need or concern promptly and with attention to detail. I consider myself very fortunate to have hired them and could not have been happier with the team and their work. Review update: I hired Dwyer again for a 2nd time three years later. I had a drainage issue with the outside of my home that resulted in the guest room and office flooding. Dwyer came out, mitigated and demoed right away to prevent further damage, and scheduled the project in a timely manner to get me taken care of. My project manager, Domingo de Leon, was awesome to work with and really helped bring the best out of a stressful situation with how attentive and responsive he was.

I just got off the phone with my mom who spent at least 45 minutes raving about Alex and Damien. She had a flood at her house and her floors were ruined. During the repair process she had the worst luck and her HVAC developed a leak so the floor repairs couldn't proceed. Alex and Damien volunteered to come back on Saturday, their day off, once her HVAC was repaired. They put in a 10 hour day that day to help her. She's older and wheelchair bound and it was obvious to her that they really, really cared about her situation. We are so thankful for their excellent service. And the floors looks great! Thank you!

We have been incredibly grateful for Dan and his team since the moment we reached out regarding water intrusion issues in our new home. From our very first phone call, we were met with kindness, reassurance, and detailed explanations that immediately put us at ease. Dan and his team were extremely thorough during their inspection, and we quickly received a detailed, line-by-line estimate. We truly appreciated the time and care they put into every aspect of the process. Going through something like this with your home can be overwhelming, but their professionalism, attention to detail, and continued support have made all the difference. The level of communication and support we've received from Dwyer Restoration has been unlike any other experience we've had. We are so thankful for their expertise and would not hesitate to call Dwyer Restoration again for any future projects. Highly recommend!

Dwyer Restoration helped me track down a roof leak that I had been chasing for months. With spray foam insulation in the attic, finding the source was especially difficult, but their team identified the problem areas right away. What stood out was their attention to detail and knowledge of roofing systems. The leaks were caused by subtle flashing issues that several other roofers had missed. They took the time to explain what they found and why it was causing the problem. If you need a company to help diagnose water intrusion issues or handle restoration work, I would highly recommend Dwyer Restoration.

Dan and his entire crew were amazing. There were some hiccups along the way (had to change project managers part way through which was out of anyone’s hands). Our new project manager Edward was awesome. The one issue we had was with the subcontractor painting company. Dwyer built us beautiful new cabinets and to this day the paint job is what I would call “satisfactory.” In the end it was quite clear these painters were only going to do enough for a satisfactory job and that is where we left it because we didn’t want to have them come back for a 9th (literally) time. Dan Dwyer and Edward pushed hard to get them to fix things even going as far as to sit here and supervise while they worked. In the end the painters were just lazy and you can’t really fix that. The lesson here is absolutely use Dwyer Restoration. They are prompt, kind, fair, hardworking people and we would use them again in a heartbeat. Their internal survey got an 8/10 overall because of these painters but I do believe deserve a 5 star rating on here because they deserve your business and will not do you wrong. The second lesson is DO NOT use Carnival Painting if you actually want a quality paint job.

I recently had the pleasure of working with Dwyer Restoration to address significant water damage and mold issues in my home. From start to finish, the experience was exceptional, and I couldn't be more satisfied with their service. From the moment I contacted them, the team at Dwyer Restoration was responsive and professional. They arrived promptly for the initial assessment, thoroughly inspected the damage, and provided a clear and detailed schedule to address the issues. The remediation work was carried out efficiently and meticulously. Their team also took great care to protect the unaffected areas of my home. I was particularly impressed with their attention to detail and commitment to quality. My cabinets were needing to be rebuilt, all drywall at the kitchen peninsula was replaced, textured, painted and caulked better than it had been previously when the home was new. I highly recommend their services. Their professionalism, expertise, and dedication to customer satisfaction make them the best choice for home remediation needs.

We hired Dwyer to do a full kitchen remodel after consulting with a number of local remodel and restoration companies. Their bid was comprehensive and detailed (almost a little overwhelming). They were quick to answer questions and turn the bid back around with adjustments. The trade workers were competent and always polite. There were a few bumps as I would have expected with any major project. Dwyer responded to each concern in a timely and fair manner. In the end we were very happy with the result and would be willing to use them again. Some details about the project: * removed a load-bearing column and replaced with a LVL span. This required adjusting plumbing, electrical and HVAC around the area, as well as working with the city and a structural engineer for approval. * replaced 4' fluorescent bulb lighting with recessed LEDs. * custom cabinets (amazing work on this!) and new counters. This included converting the kitchen island into a peninsula. * rebuild pantry with a slightly different footprint to better utilize space. The majority of the work was done over about 60 days, with touch-ups and adjustments going on about a month longer.

My neighbor ran his car through my house in December 2019. The entire left side of my house was a huge hole and destroyed. Dwyer Restoration was recommended as the "disaster specialists". I am SO GLAD I hired them out of the 7 others I had come out to give me bids. They were the absolute BEST in the business to work with. I found them to be exceptional in 3 areas specifically: 1. Communication 2. Professionalism 3. Cleanliness There will always be bumps along the way with ANY restoration/renovation. The key is, to work with people that DO THE RIGHT THING. Dwyer ALWAYS came through no matter what and did the right thing. They handled every detail of my renovation as if it was their house and what they would want done. Dan Dwyer held my hand throughout the entire insurance process daily and we were able to get things agreed upon due to this. Mark Brown was my project manager and did a phenomenal job with scheduling and being there every time I called. He was a pleasure to work with and made everything seem so seamless. Guido Krumm was the German Carpenter that did most of the work on my house. He was also a pleasure to work with. I fell blessed to have had such a knowledgeable and trustworthy person doing the work on my house. I will ONLY hire Dwyer Restoration in the future for all of my renovation needs. I HIGHLY recommend them for your next project or disaster.
